The site

  • There is an identified need for new housing locally. The site is well placed to provide a natural extension to Carterton, with access to services and facilities, and opportunities to create a strong settlement edge while maintaining separation from Shilton and respecting the Conservation Area setting.

Consultation process

The proposals

  • The proposals are for a new neighbourhood on land north of Price Way, Carterton, comprising up to 165 new homes, public open space and play areas, and relocated football pitches with supporting facilities.

Planning process

  • We are currently consulting on the emerging plans ahead of submitting a hybrid planning application. Some elements (such as access and the sports facilities) will be submitted in detail, with the new homes submitted in outline to establish the principle of development, with further detail brought forward at a later stage if permission is granted.

  • It is too soon to say when construction could begin. The intention is that the new pitches would be the first element of the scheme to be built, to enable the playing surfaces to establish and be ready for play as soon as possible.

    The project would need to obtain planning consent, and then secure the necessary detailed planning approvals (as required under the hybrid approach) before any construction could begin. We will provide more information on likely timings as the planning process progresses.

Key considerations

  • Vehicle access is proposed from Price Way. Resident and visitor parking will be provided on site in accordance with local parking policies. The planning application will be supported by traffic modelling to assess impacts and any required mitigation, including to the surrounding road network. A formal parking area for the football club is intended to reduce on-street parking on matchdays.

  • The proposals include extensive green infrastructure, habitat creation and ecological enhancements, and aim to deliver at least 10% biodiversity net gain. A sustainable drainage system will be integrated into the landscape, with allowances made for increased rainfall due to climate change.
